Smile I will never shed a tear from now ...

I had been searching for a right house to accommodate myself and my dad many years ago. But as time goes by, the price go even higher than before at a double.

One month ago, without thoughtful consideration or sufficent praying, also under some pressure, I entered into a contract to purpose an old apartment in an area which is new to me. From then, I started to cry over such impulsive action which brought me many implication, including financial.

Yesterday I finally had a chance to see around the nearby - there is a church in 5 mins walk! And they had Pastors who can manage the language my dad would understand better.

Well, if it is God's plan to take my Dad's heart closer to him, then I should not cry for any burden this apartment had brought me - and please let the holy spirit full in my house. I would like to open my house for cell group gathering as well - Dear God, thanks for listening to my prayer, all Glory and victory will be to you, and save more soul, Amen!

Dear Lord,

Please help me remain calm and wise to deal with all the problems with the agent/owner for the newly purchased (but aged) apartment. I wish I can terminate the contract, as I had lost my confidence that I can proceed with this house further more.

After a week of heavy rain from last week - the leakages somewhere on the wall & ceiling had brought me the most unwanted problem from yesterday - flood. The raindrop from ceilling had soaked one of the mattress prepared for my father. And I observed many other stains on the ceilling that indicating the possible new flood may come sooner or later.

I had been very frustrated especially I had paid a very high price for it - above 20% of normal price. The Real Estate Agent had been very hard to deal after he sold the house. The house title is not formally transferred to me but I am moving in with agreement - after title transferring (in early March) although I can claim indemnity for that defect providing before signing contract they told me the house is good and no leakage. But it will take a lot of time and effort to deal with the Agent until I am exhausted, and no guarantee the leakage could be fixed.

I am here to pray that God will protect me from being attacked by evils - even since I signed the contract, I had many nightmares and could not sleep well. If it is a wrong decision, then I am calling help from God to guide me to get thru it - it is a lession learnt in many aspects. Wish I can completely walk away from the contract without any financially loss - today I will find a lawyer to consult, please let me find a professional one.

I would like to pray God will reveal grace and mercy for those owner/agent who played tricks and deceited customers to make a living. I wish I will get over the problem soon with the bravery from holy spirits. Thank you Lord for listening to my spiritual or temporal praying. Glory and victory be all to our God. In Jesus name, Amen.

I would seriously suggest you check with an attorney. Very seldom can a bank, real estate company etc sell a house that is not brought up to "Code" before hand, unless a special contract is signed the new owner takes over the updating/repairs.

I don't know the kind of contract you signed, but if the real estate co. is giving you problems, get a lawyer. They may be trying to bully you, to knock your confidence low enough to buckle to thier bologne.

Also, it is normal standard proceedure, a real estate co. has to inform any new potential owner of any problems, changes, remodelings etc caused by situations outside the coverage of a normal contract- (where they do not have to do the repairs).

You should go thru an attorney tho, because each State may be different what they require a real estate Co. must cover, reveal, etc.

We pray that you would open up and guide Titi down the path, thru the doors you know are best for her, to achieve the needed results required here, to resolve this issue with all parties statisfied and an agreeable outcome for all. In Jesus Name-Amen!!

Lord protect Titi and give her favor in this circumstance. Let all things work together for good for her and her Dad and Lord bless them to prosper, spiritually and financially in a home appropriate and just for them.

Dear Brothers & Sisters,

Thanks to you all for the great intercession - I should prayer much harder and stronger to expel the enemies every day for they knew I had a plan to pave the way for my family & friend to turn to Jesus. I should proclaim everyday too, that myself is the army of Jesus and they cannot intervene God's plan on me.

Also thanks to Christian Commando, yes, I am finding attorney to consult and had drafted a letter to claim my right. It is a new experience that will equip me to deal with such thing. I would pray that the Agent/Owner will sit down and discuss with me, as I do not want to confront them at court insteadily to dictate for my right. May all the victory and glory be to our God. Dear Lord,

These days, I had consulted with Lawyer for the issues and he did provide good advises. As always I believed everything is in your good hands and you will lead me to the things you want me to learn & experience. The co-owners still tried to avoid their responsibility for the leaking issue, and I had found they left a fake phone number in the contract. However, before formally transfer the house title, they are willing to sit down to talk in the agent's office this week - I will set the time as March/05 morning (now local time is 8:21AM, March/02) to discuss the repair plan and damage indemnification ( my rental for a temp apartment, laundry for clothes soaked by leaking, etc.)

My lord, Please watch over my tongue so I will speak words of wisdom. Govern my head so I will see thing clearly thru. Please have holy spirit abide by me so I can be a great testimony to glorify the God and open their hearts - I could tell they had never heard of gospels and they did not even know who you are. Please give me the strength to stand sturdy to state my right and deliver them the message of God that they had never heard for their salvation. Thank you God, and all the glory, power and victory will be to the holy throne of God, In Jesus Name, Amen.

Lord, send Titi favor in this matter. I pray that this situation is made right -- that repairs are done or that she can get out of the contract. Let them come to a peaceful settlement that holds the owner accountable to making this situation right. I pray that You would give Titi the words to say and help her to testify of You and be a testimony for You in this meeting. I ask and pray, in Jesus Name, amen.

Dear All Great Prayers,

Praise to the wonder and victorious LORD, I had a great news to share !!!

Yes, I DID WALK OUT OF the contract with very minimal tax charge (equivalent to US$334 ,0.09% to the total price if the contract remained effective...). The March/05th meeting has been held very smoothily and peaceful, after I stated all the defects of the apartment - leaking ceiling, dampen interior walls and a damage on outside wall (caused by neighbor).... The agents & seller at first did not agree our termination proposal and walked out to take a short break - but after few minutes, my agent came and told us, they agreed!!

The legal consultant was surprised when I called urgently for his opinion on wordings of the settlement letter - previously he predicted I will have very low winodd if I claim termination in the court, and normally, in rare case, seller will settle to terminate the contract for leaking problem, especially the selling price is above the market average.

My siblings/inlaws and friends said I am really lucky - but I told them, I had God in favor of me in this matter!! This is really a great testimony, I had surprised 3 attorneys, the whole thing seems to be too easy to believe!! I showed my sister the prayers at the spot when we were informed of the termination is agreed upon. And I pray my sister will be converted very soon too.. she was there with me and she witnessed how smoothily the meeting had been proceeded.

Dear Lord,

Thank your so much - no matter what the result will be, I knew it is under your good hands, I shalt not worry and should not have been worrying ( Before I left for the negociation meeting, I read all prayers again in the morning, and I walked confidentally all the way to the meeting site). I knew you will not let me take the burden that I could not take - you had given me signals , I ignored twice; but you gave me strength to get over it. Thru this whole matter/course, I studied many civil law terms and some precedent cases - which are the knowledge that I will never think of to touch. Thank you for having been watching over me and listen to all the great prayers. I am so minimal but you still care, Hallelujah!

p.s. Apology for not posting my testimony right away - did not have internet connection these 3 days.
