OK, for those who remember, I have a house in NC. This was our family home for 10 years until God and the Army decided to move me from my comfort zone! Thank You, Lord. Had I not been shaken from my roost, I would never have come to You! Well, folks, the time has come to evict my tenant from the house. She has rented the house for close to 6 years, at a loss to me. We can no longer afford to pay for the tenant to live in the house. We offered the house to her at a ridiculously reduced rate. We owe $45,000 on it and we offered it to her for that price. The house is appraised at $73,000. It is in a good location. The tenant has been running everyone ragged for about 2 months. She's been a no-show at the mortgage office, been a no-show for the appraiser and now she has not paid the rent for June or July. Since she is on a month-to-month lease, it is a little easier to get her out of there.
Tomorrow is the court date so that my property manager can take possession of the house. In about 10 days she should be out of there. If she has not cleared her debt then they go to court and I can then seize her property for payment of what she owes.

It all seems so..I don't know...ugly. I have prayed on this and my friend said that maybe the Lord has been whacking me upside the head to not take such a reduced price for my house; I do have 15 years of equity. The house needs some work and my tenant is employed in the construction/home repair field, so she could easily get things done way cheaper than it will cost me. She has just been pulling this rigmarole with us for about a year now and it's now come to a head. We've been trying to sell the house for a year and she's been uncooperative.

Please pray for some sort of amicable ending to this situation. We will be having to pay the house payment with no income of rent money. This is the second month of no rent check and it just flat-out reeks! Next month we will have to talk to our pastor. There is a chance we might have to reduce our tithe. We don't have a car payment or loans or credit cards, but we have some basic luxuries like cable, phone, internet and my daughter's braces. We're going to do some juggling to see where else we can shave off some costs. The braces stay! They've been in the works for 3 years (in Germany they were free!)


Dear God,
Thank You for the blessings You have showered us with this month. Thank You for always looking out for us. Thank You for the blessings You pour out every day. Please help me to stay focused on You. Please grant me patience in this situation, for I know that anger leads to sin. Please help me to hold my tongue. Please grant me the serenity to trust in You and believe that You are in control. Thank You for my sisters Dawn, LeeAnn, Kim, Therry and Lisa whom have cool heads and have been diligently keeping me on track and reminding me that You are in charge! Thank You, Lord. Amen.

Lord, I pray for favor for Sharyn and her husband. I pray that the tenant will have to pay what she owes. Work this out for the best possible return to Sharyn. Lord, I pray that the tenant does not do anything vindictive. Show her plainly that she can't continue like this. I pray that Sharyn will have the courage to push ahead and get this lady evicted. Lord God, show this woman a way that she can get a place she can afford.... Make her RESPONSIBLE! Father God, send a miracle into the midst of this situation! I pray that Sharyn and her husbands needs are all met and supplied, according to Your riches in glory, because they have been faithful to tithe into Your Kingdom work. In Jesus Name, amen.

Here's an update:

Yesterday the property manager went to court to file the eviction notice. The tenant has until the 19th to pay all monies owed and vacate the house. If she does not, the property manager will go back to court to file a "writ" which is where the sheriff will go out to the house with the properety manager and a locksmith to change the locks.
The tenant's boyfriend called the property manager today to state that he will pay the tenant's past-due rent for June, but if she is being evicted, they will not pay July's rent. This is the 7th of the month, she's due to be out of the house by the 26th. HELLO! That's almost the whole month of July, so she is responsible for the month of July, minus the days that she has moved out. He further stated that she is "closing on the house next week". Hello, Cinderella, that offer has officially turned into a pumpkin! She missed her closing with the the mortgage company on the 17th of June and missed her second closing date of the 20th. She told her mortage processor on the 19th (Sunday) that she was taking Monday off to handle all of her paperwork. She lied to ME on that Friday (17th) when she said she was on her way to pay her rent. Monday came and went and no sign of her, no phone call, no rent, no nothin'.
We are blessed in that we were able to use money from our savings to buy groceries and a few things, but we don't want that to become a habit. We usually buy an Angel Food box from the church for us and one to donate to a needy family. This month we are unable to buy one for ourselves or the donation box and it makes me mad that someone else could have that much influence without even caring about what she's doing.
But since I know that "he who angers you, controls you", I am really trying to put this in God's hands and remain calm. "Old me" says to go to NC and handle it, but that won't solve the issue and I would go from being right in following the legal system to being very wrong.
Please pray that I can remain calm, hold onto my resolve and have the strength to endure this trial. I know I am just having to Let Go and Let God and trust that He knows what's best in this situation. If I just clamp my mouth and not go crazy, it will work out and someone who is honest and really wants the house will step up to buy it.

Thank You for the blessings of this week and last. Please forgive me of the sins I have committed and any sins that I will commit today. Thank You for carrying us through last month's trial and please give me the strength to endure the upcoming trying times. Please help me to hold my tongue and not be quick to anger. Please occupy my mind, heart and mouth with Your Glory and Your praise. Thank You for all that You provide. My family wants for nothing and are appreciative of EVERYTHING! Without You we are NOTHING! No sign of June or July's rent checks. Today we transferred $$ from savings to checking so I could go grocery shopping; that's what it's there for, but that's not the point. Reducing our tithe isn't really an option, the Lord has blessed us so much and to short-change Him, well, I don't want to be doing that.
The next court date is the 19th of July and then the property manager will go to the house with the sheriff and a locksmith. I just pray that when the tenant is finally kicked out that she goes peacefully and doesn't totally destroy the house. I ask the Lord that he moves her to pay what she owes and that she doesn't steal the appliances that are in the house or maliciously damage them or the house. I pray that she removes all of her personal effects and her garbage. The security deposit will cover about one and a half months' rent, but not the court costs, late fees or cleaning expenses.
Lord,
Please help me to control my tongue, suppress all anger, bitterness and resentment in this situation. Please help me to think clearly and to seek You before acting or speaking. Please help me to focus on Your Word and to be still and listen for Your Voice. Please help my tenant to find good, affordable housing. Please help her to be a responsible tenant wherever she goes and to learn from her mistakes. Please help her to prioritize her schedule and to keep her appointments, her promises and her word. Thank You, Lord for the strength to endure, the peace to maintain and the integrity to persevere. Amen.

I emailed a realtor, whom I had talked to a few months ago. I filled out the seller's agreement and we talked about my tenant and the property management. This particular realtor (Sylvia) sold my friend's house within a week, so I was hopeful and encouraged. She is an experienced realtor and I know she is capable and qualified. I don't know if there's an expiration date for the seller's agreement- I filled it out about 5 or 6 months ago.
BUT! There is another realtor (Janie) (her realty sold me the house back in 1990) She has experience with older distressed homes that need work. Since she has been in the area for over 30+ years, she would know who to talk to about getting fix-up work done. She sent me paperwork to fill out- another seller's agreement. A year ago when I talked to Janie, the tenant was uncooperative and the deal went on the back burner. Now that the tenant is being evicted, that's no longer an issue.
I have prayed on this and I believe the Lord is leading me to go with Janie. Both realtors are qualified and have over 30+ years in the business. I feel like I'm stringing Sylvia along with my indecision. God has put this burden on me and I need to do something soon.

Friday I received a call from the tenant's mortgage preparer. He said that the tenant wants the house and is willing to pay $55,000 for it. He was doing the paperwork and the tenant wants to buy it and her boyfriend is going to co-sign the loan. He also said some confusing stuff about it being a refinance since she's lived in the house for more than 12 months. I'm so very leary of this since she's lied to me and since she is still 2 months behind in the rent. I found it very suspicious that she is so eager to buy the house when she failed to show up at TWO closing dates and did not call the mortgage guy or the property manager. The next court date for her eviction is this Tuesday (19 July) It seems like yet another stall tactic. If I agree to drop the eviction and she does not show for this closing, then she's scored herself another month in the house.
I talked to my realtor (different from the property manager) and she checked it out with the mortgage guy. She seems to think this is on the up-and-up. The catch is that I have to release my property manager from the deal and the property management office does not get a commission for the sale or recoup their losses of property management fees ($110 for 2 months) I think this is wrong. The property manager has been going to court for us and trying to work with the tenant.
The other thing is that the realtor has not been getting the run around from the tenant like we all have for the past year. The court date is for Tuesday. If I call off the eviction, and the tenant does not show for her closing, then it's another $85 for court costs (my expense) and we start all over again.
My realtor is going to require the tenant to put 1% up front as earnest money, which will lock her into the contract. I don't see the tenant going to the realtor and then the court date will be cancelled and will have to be rescheduled.
I tell ya, I'm wearing out my knees praying! I would love nothing more than for this tenant to buy the house than for me to have to evict her. But I'm not going to beg her to buy the house.
Another issue is that her bid offer was for $45,000. Since she missed her closing, that offer is cancelled and the price went up. Back in April, I offered the house to her boyfriend at $45,000. He offered me $35,000, which I refused. Now all of a sudden he's willing to co-sign for $55,000. Seems fishy to me.

Thank You for the many blessings you have showered on my family. Please grant me the discernment to keep a clear head and an open mind regarding this house deal. Please help me to put aside my pride and ego and to deal with this in a businesslike manner, while maintaining my witness for You. If it is Your Will for this to work out, then I ask that Your Will be done. Thank You, Lord. Amen.

There would be rent payments made to you if they were honest.
They did their home work I am sure and know what this does for them.
They can buy it if they want to once they are out of the house.

The closing was supposed to be today at 4:30. Had a glitch with the tenant's/buyer's paperwork. The closing is scheduled for Wednesday. The eviction is scheduled for Thursday. The sand is quickly running out of the hourglass! I Thank God that we have been able to endure this and have not had a hardship because of this. Thanks for your prayers, everyone. I took a leap of faith this morning after spending my quiet time and praying about it; I called the property manager and called off the eviction- without consulting my realtor. oops. Note to self: Pray first, then consult realtor before doing anything. So the property manager called the sheriff's department to tell them the party was cancelled. It was scheduled for 11:40. I didn't think it was the Christian thing to do- evict the tenant out in the street the day before the closing. I ran off at the mouth last month the day before the closing and it cost me. So the tenant was waiting for the sheriff and property manager, back-due rent money in hand and was stood up! SHE WENT TO THE PROPERTY MANAGER AND PAID THE RENT THAT WAS DUE!! and has a 50-cent credit!! THANK YOU, JESUS!!
The closing is tenatively set for tomorrow. As of right now- EVERYTHING is good to go, it's just that the timing between the lawyers and my realtor may not work out since it's the last day of the month and my realtor has a 1 pm and a 4 pm closing appointmnet, so 3:30 is out of the question. Breathe in...breathe out.
But the back-due rent was the main issue. Thank You, Lord for her going and paying it. Thanks, Miss A (name omitted) for going down and taking care of that!

Well, poo! My realtor called me a little bit ago, mad enough to spit nails! It seems this motgage broker who has been "working with my tenant" is trying to pull some sort of a shady deal. He told my realtor that some more paperwork is needed, in the form of a 'second mortgage' applied for by me to cover something. She refuses to falsify any documents and he is telling her that without this second mortgage, there'll be no closing. Guess what- there's no closing. I refuse to apply for a second mortgage for anyone or any reason. I prayed about this before I went to bed last night and again during my devotional time and during my quiet time (yeah, right- with a hound dog? ha!) and I really believe that the Lord is telling me something with all of these delays. This whole thing is not dress-right-dress and by forcing this deal, my tenant is going to get a bad deal. Regardless of how delinquent with rent she's been, she does not deserve a 30-year sentence. I told the realtor to check another option. I got my rent money, so I can afford to be a little patient. I feel that if I do not try to rush this then it will work out better for all of us instead of my tenant getting an unfair deal and us having to face the Lord having been involved in a less-than-honorable business transaction.

Dear Lord,
You know what's right in this situation. Thank You for revealing the iniquity of what is going on. Thank You for helping me to hold fast to my integrity even if it means not selling the house when I want it to be sold. Thank You for working in this situation. In Jesus' Name I Pray. Amen.

OK. If this wasn't so funny, it'd be really funny. Well, those of you who know my situation with the house and the on-again/off-again closing know that I have been in constant Knee-Mail contact with the C.O. (AKA God- the Commanding Omnipresence) The more I prayed on this the more things were revealed. The whole deal started going south almost from the get-go. Well, the mortgage broker (key word here- BROKE) wanted us to do some shady business. There was a question of a second mortgage on our part and the tenant/buyer was to pay us back. Yeah, exactly. So since that idea went down in flames, he cooked up another scheme involving back-dating a lease-purchase agreement and us signing it. There never was a lease purchase agreement (rent with the option to buy kind of thing) since we always intended on moving back to NC, until God set us up with a good church and threw a wrench in our plans Note to self: His plans, not ours So back-dating a document to 1999 that never existed in the first place is illegal. My realtor flat-out refused to be part of that and told the broker so. He called me this morning trying some kind of back-door deal. yeahokrightwhatever. I told him to talk to the realtor (AKA Drill Sargeant Sylvia) that's what I pay her for. Then I had talked to the broker's supervisor. She tried to explain that they do this all the time and that there was nothing to worry about. Does this smell fishy to you? Yeah, me too. Well, I told her that I am on my knees over this daily and have been praying on this from the beginning, and that I knew God was in control and I fully believe that this will work out. Then I told her to call the realtor and explain this plan to her. It's all good till you float it by the boss.
About 1/2 hour later the broker's supervisor called me back, apologizing all over the place that she didn't know that the broker didn't have the lease-purchase agreement and that he only had possession of a rental agreement/lease. Hmmm...what happened to they "do this all the time?" She further apologized that they cannot further process this loan for my tenant or close the deal. She mentioned my daily prayers on this and was so sorry that this didn't work out. Thank You, Lord for putting this on her and bringing us through this.
So now it's back to square one, but at least I know that fudging paperwork and messing over my tenant or risking our integrity just to sell the house was not an option.

Thank You for the prayers, everyone! I have been in constant "Knee-Mail" contact with the Lord on this. And it seemed that every time I prayed and someone prayed, a little more information came out. The more we all P.U.S.H.'d, the more the Lord revealed how crooked this was getting. Even my running off at the mouth to my tenant had a part in it (that is really funny!) I called her last month and left a very angry message for her and in retaliation she failed to show at the closing. This turned out to be a blessing because the paperwork was not complete and the mortgage broker was trying to forge documents, and I still don't know how he intended to close the deal without a signed and notarized deed.
I thank God for the patience He has given me in all of this. The peace that I have knowing that He is in control is so awesome. My lost family members are doing all the cussing and fussing over this, as I just keep saying that God has had this under control the whole time and as things are coming into focus, I am confident that when this house does finally close, that the paperwork will be right and whomever buys the house will receive a fair and honest deal. I thank God that Theresa led us to Sylvia, who took the helm and has been led by her integrity and her honest convictions.
I thank God for you fellow prayer warriors who took up the cause and hopefully, I can be a blessing to you in my trial. Thanks, again!!
