For minimized final price of new home and mortgage payment

Hello everyone. I am really crying out to God to work the numbers more in our favor as far as the purchase of our new home is concerned. We submitted our bid to the other owner's realtor today. The home is bank owned. We really need them to accept our bid for $220K with $7500 cash back to ensure our ability to afford the home. The listing price has been lowered to $240K. We really desperately need for the figures and terms to be even more favorable at closing than they were estimated to be at yesterday's meeting with our realtor. Our realtor was giving estimates based on the home selling for $235K but they are really too high. We really need for our mortgage to be $1200 or less. We are at the mercy of the bank that is foreclosing on the owner's property. We are really depending on God like never before and we are counting on your prayers of agreement for us like never before. We need to be at least as well off in our new home as we are now or better. We need to be able to still live within our means and within our budget in our new home. The amount that we purchase this home for and other terms and figures could make or break our finances, for the continued health of our finances greately depend on the price and the terms of this home purchase being reduced. It is so close! Please pray for God to work out the numbers in our greatest favor. Please pray for God to intervene and work out everything for our best as he provides the best outcome in this home purchase. God Bless You All!

Hello Everyone. After making us wait for over a week, the bank comes back denying our offer and staying at their price of 240K, refusing to budge except to give us the $7500 cash back we asked for. Due to the increased interest rates, we really could not afford this, so we denied the counteroffer and withdrew our bid.

God has opened doors, however, and one home we were looking at that was recently remodeled had just lowered their price from 250K-235K since two weeks ago. The home is very nice in much better shape with lovely hardwood floors. Jon felt that we should bid on the price as listed but still ask for our $7500 in closing costs. So we bid on it today. The home belongs to a widow, so we are not dealing with a bank in this situation. We did not want to give her and unfair offer. We know she is probably needy and probably cannot afford to lower the price too much more. Please pray that she agrees on the $7500 as an amount that she can afford to spare. Please pray for God to work the numbers in our greatest favor, blessing us with the most affordable and most manageable mortgage payment as possible. We have a good feeling about this house. We had a bad gut feeling about the other house and found out sure enough that the bank foreclosing on it was a predatory lender that did not have hardly any integrity at all! We should definately be able to close on the 12th as well!

There is one little issue that should be remedied which is that there is no clearance between the washer and dryer and the furnace. The furnace needs to be moved, otherwise, if we needed to replace the washer and dryer, the furnace would need to be removed in order to remove the old washer and dryer and install the new one. Other than that, the home is in great shape! Jon s planning on having an HVAC person come out and give an estimate so that he can accurastely inform the seller of how much it will cost to remedy the situation. The widow would have to be able to afford to pay for the adjustment in addition to the $7500 cash back and it would have to be done prior to closing on the 12th. We also still need to do an inspection.

I have peace about this house. I really believe that now we have done our part, God will take care of the rest. It is in his hands now and we are trusting him. We really need your prayers everyone. Please pray that God most absolutely works everything out for our best and in our greatest favor. Pray that we are able to sign a contract right away. Please pray that everything involved in the purchase of this home goes through smoothly without a hitch. God Bless You All!

Dear Lord, I pray that You would move mightily to supply this house to Peter and Janet. Work in this siutation that they get the best possible deal. Grant them favor. I pray that the furnance will be moved and all repairs done. I pray they can get the $7500 cash back. Work this out to mesh with the closing of the condo. I pray for You to move in a miraculous way so no-one can deny it was You who did this. I pray the payments are affordable, that You supply all money and that You allow them to pay this off quickly. Don't underestimate those "needy widows"!! My widowed mother-in-law listed her itty bitty house in CA for $380K and got $400K!!!!
Bid according to your budget and don't budge. I hate to see anyone "house broke" buying more house than they can be comfortable paying for. Has Cassandra run your "comps" and is this house listed at a fair price as compared with others in the area that have sold in the past year? I would offer the seller the price you are comfortable with. If she owns it free and clear (as my mother-in-law did) she may accept a lower offer and agree to pay closing costs. Does the house come with the appliances? My mother-in-law did not include her appliances in her sale (the buyers wanted their own appliances) so she got to sell some and give away some She's livin' large now!!

Father God,
Thank You for giving Janet and Peter the patience to wait for the right house at the right price. If this house is the house for them, then I ask Your Will in this deal that they get the deal they want and can afford. Lord, You never send a blessing which causes pain, so I ask that You send a blessing of discernment to Janet and Peter concernng this house and any other they may look at. Lord, I ask that the deal be amicable for both the seller and for Janet and Peter, if it is Your Will. Thank You, Lord, for always looking out for our needs. Amen.

Hello Everyone. I have been in touch with Jon and everything looks so much more favorable with much better signs than the other house did. However, there is still the annoying challenge with the heat pump being jammed in too tight and misaligned! The owner has agreed to provide all of our closing costs provided that the HVAC situation can be repaired at a low cost. Our closing costs being covered will depend upon the cost to repair this problem.

Please play for God to provide a most favorable affordable solution to this problem so that we will have everything else covered. Please pray for the most absolute greatest outcome in this matter. The owner has offered to call the contractors who put the heat pump in since it is still under warranty. I pray that God uses this to our advantage and that the contractor agrees to adjust it at no additional cost. Please pray for this adjustment to be made at the least possible cost. It would help both us and the widow to breathe easier! God's greatest favor in this HVAC matter would benefit all of us! God Bless You All!
